Lite Doc solution for self-employed borrowers

Running a business is hard, getting a great home loan shouldn’t be. We know you’ve been busy getting your business up and running, which doesn’t always leave time for admin and tax returns. We have flexible income verification options, like using a letter from your accountant. We call this “lite doc”.

When you have more ways to verify your income that satisfy what’s called “full doc” verification, we can look at transitioning you to another loan with an even sharper rate, no fees and other famous Athena features. All without having to refinance, so you save time and money!

I’m self-employed. Which loan options do I have?

Unlike some lenders, we work to make things simpler for self-employed legends doing it their own way. We’re in your corner to get you pre-approved fast and owning sooner.

If you’re self-employed and have full and up to date financials for yourself and your business, you can apply for our Straight Up or Power Up variable loans. Assessment for these loans include full doc income verification, meaning we’ll ask you for financial documents like tax returns and income statements.

Our Tailored Lite Doc loan is a great option if you haven’t completed tax returns, so don’t have full or up to date financials. For our Tailored Lite Doc loan you need to have been in business for at least two years.

What is Lenders Mortgage Insurance (LMI)? Will I have to pay for it?

LMI, or Lenders Mortgage Insurance, is a one-off insurance fee that you typically have to pay when you borrow with a smaller deposit. The insurance is there to protect the lender. Most lenders need it if you’re buying with a deposit of less than 20%, or if you’re refinancing and wanting to borrow more than 80% of the property’s value.

LMI can be expensive. For example, with a 15% deposit ($75k) to buy a $500k property, the estimated LMI is $4,237; with a 15% deposit ($150k) to buy a $1m property, the estimated LMI is $10,115*.

We’re one of the few lenders that offers 15% deposit home loans, meaning you can borrow up to 85% of your property’s value, without LMI. Alongside a great rate and minimal fees, that can save you a tonne.

Will you run a credit check if I make an enquiry?

No, we won't run a credit check if you get in touch with us to chat about your situation. We can check your numbers and review your loan options to help you make a decision. If you want to proceed, we'll help you submit an application and, like with other lenders, a credit check will happen at this step.
