How much deposit will I need and how much can I borrow?

Deposit you'll need:

You generally need a 20% deposit to take out an Athena home loan. There may be times, depending on the property market, when you need more and we’ll always tell you that early on in the process. To see how much you need in the area you’re looking to buy in, get a quick quote in under 5 mins with no credit checks.


How much you can borrow:

The max amount you could borrow is determined by your financial situation which we assess to see if it meets our affordability requirements. We look at things like your income, your expenses, savings and credit history. We’ll also need to look at your spending habits and any existing commitments like credit cards, personal loans and car loans. As part of our responsible lending criteria, we also apply a few rainy-day scenarios such as interest rates rising, RBA cash rates going up or contingent income, like bonuses, not being paid.

How do I cash-out from the equity I have from an existing property?

Sure, you can do this by putting through an application with us. As long as your new loan fits within our loan size and maximum LVR criteria.

Can you have an offset account with an investment property?

Yes! Our Power Up variable loan includes a multi-offset with no fees – you can have up to 10 Cash Stashes attached to each loan, in addition to your main offset account. So, you can stash your money 11 ways to plan for any occasion.

Can I cross-collateralise my loan across multiple properties?

Not at the moment, though this will be coming soon - but using split loans you can very often achieve the same outcome of maximising your borrowing power and your tax-deductible investment loans.

What is positive and negative gearing?

Negative Gearing

Negative gearing is when the income derived from the property is less than the expenses incurred in running the investment. That can include the cost of your investor home loan, council rates and charges, insurance, real estate agent fees, and certain maintenance and upkeep costs. 


Investors can claim this net loss against their total taxable income at tax time. This reduces the taxable income by the amount of the loss and therefore reduces the tax payable, making it an attractive strategy for some.


Positive Gearing

Positive gearing is when earnings are higher than the amount spent on the investment, so there is a profit.

How long does the whole process take?

For pre-approval:

Pre-approval generally takes a week, provided we have received all required information.


For unconditional approval:

It depends on if we’ve got all the right information to make the assessment. On average it takes about 2 weeks from when you submit the application to unconditional approval.


Both approvals could take shorter or longer depending on your scenario, but we’ll always keep you in the loop.
